Getting Prepared To Buy Your First Home

Enclosed in this topic is a 20 minute podcast on some of the things you need to do to get prepared to buy your first home. Many of these items will sound familiar from when you bought your first home if you are buying your second or third home. One of the topics not discussed in the podcast is the requirement in Virginia for the Buyer to be properly represented by a Buyers Agent. This requires that the buyer agree to the "Exclusive Right To Represent Buyer" Form. This form is now mandatory in Virginia as of July 2012. Buyers must be represented by an agent, otherwise they are represented by the seller. In order to protect the consumer,the home buyer, the buyer must consent to the terms of the "Exclusive Right To Represent Buyer." Although the terms are negotiable, a direct rejection of the agreement will likely result in the Buyer NOT being represented by most reputable agents. As stated, the terms are negotiable to the point of even being cancelled at the request of the buyer at any time and for any reason. A Buyer who has chosen a reputable agent that they have chosen to work with should not find this form to be an issue. And again, the terms and length of the agreement are negotiable. The form is for the buyers protection and is required by law in Virginia before an agent shows houses to a prospective buyer. 
Otherwise, the podcast discusses the things buyers need to do in order to prepare for buying their home, if not their first then their second or third home, etc. The laws are rapidly changing in Virginia to the benefit of the buyer, in most cases. In addition to the above, the podcast, the buyer is given an understanding of the sales process in Virginia but this process is not much different from buying a home anywhere else in the United States.
